Attendance Tiers
Pay only for the time on site you need. Tiers are based on duration, not job type — pick the one that matches the expected scope of your visit.
Tier 1
Up to 2 hours on site
£250
Visual structural inspection, dimensional verification, dated annotated photographs, verbal summary on site. No written deliverable.
Best for
Single-issue inspections, dimensional verification for a wall removal, pre-purchase quick checks.
Tier 2
Half day, 2–4 hours on site
£395
Larger properties, multiple structural elements, pre-design assessments for extensions and lofts.
Best for
Most extension and loft pre-design site visits sit here.
Tier 3
Full day, 4–8 hours on site
£595
Complex investigations, multiple-issue inspections, full-property structural surveys.
Best for
Whole-house structural surveys, multi-defect investigations, multi-property days.

Core Zone — Included
Within 10 road miles of Huddersfield HD8
Typically Huddersfield, Holmfirth, Meltham, Mirfield, Brighouse, Dewsbury and Cleckheaton — but distance decides, not the town name. No travel charge — included in the attendance fee.
Outer West Yorkshire
10–25 miles · +£45 flat
Typically Leeds, Bradford, Calderdale, Barnsley and north Sheffield — again, distance decides, not the town name. A flat £45 travel supplement on top of the attendance fee.
Beyond 25 miles
+45p / mile + £45 / hr (after 1 hr each way)
45p per road mile from HD8 plus £45 per hour of travel time after the first hour each way. The per-mile rate matches the HMRC AMAP rate for 2026/27.
Out-of-hours / same-day urgent
A +30% surcharge on the attendance fee applies for visits outside Mon–Fri 09:00–17:00, or where same-day attendance is requested. Travel policy still applies on top.
What the Attendance Fee Buys
- Pure on-site attendance time by a Chartered Structural Engineer (CEng MIStructE).
- Visual structural observations of the elements within scope.
- Dated, annotated photographs saved to the job file.
- A brief verbal walk-through summary at the end of the visit.
The attendance fee does not include a written report. For a signed PDF report deliverable, see the Structural Engineer Report service (from £450). A Tier 1 attendance fee paid in the same engagement is credited in full against the report price. The credit does not apply to Defect Investigation, whose prices already include the visit.
VAT note: All prices gross. The Beam Doctor is not currently VAT-registered — no VAT to add.
